If you are planning to sell your house but do not want to share the amount with a real estate agent, you can do things by yourself but you have to be prepared with the work that you need to do to be able to sell your home at the best possible price. There are many things that you need to perform to sell your home at the least possible time.

1. Know how to market your house.

It is important to know how to inform people that you are selling your home. You can put a sign on the lawn with your contact information. You have to be ready to answer calls and make phone calls to talk to prospective buyers and schedule visits and appointments. You have to set aside a certain time of the day to do these small tasks. These are part of your marketing efforts. You should also inform people by posting in local newspapers or in online real estate sites. There are many free real estate listings that will allow you to post your property for sale.

Also, you can design marketing materials like flyers and brochures to highlight the strengths of your home. You can include the location, accessibility, configuration, price, community and neighborhood as strong points.

You can also schedule open houses to maximize your time in entertaining inquiries. You may spend some amount of money for this but this can pay off once you have found the right buyer.

2. Make sure to prepare your house.

Make your house presentable. Make a lasting impression when prospective buyers would see your home. Clean the facilities well including the toilets, sinks, rooms and cabinets. There are buyers who are particular with these parts of the home. You can also ask for a home inspector to check on the overall condition of the home. Whatever is the result of the inspection, you should work on making the house look better and safer. Do not ignore improvements and repairs that need to be done about electrical installations and plumbing. These are very important for buyers. They can also get their own inspector to check on the condition of the house. Hence, make sure that you are ready with this.

3. Make the pricing competitive.

Before setting a price tag for your house, you should do your assignment by checking on the other properties within the area. There are homes that were recently sold and check on their pricing. Make sure that you are considering those with the same configuration as your property. You can also use the prices of homes that are presently on sale as basis for you price. The pricing should be competitive but it should still assure you of best profit for selling your property.

Selling a house without a real estate agent will free you from paying the commission but you have to make sure that you are ready to do the things that an agent should do. Also, make sure that by saving that commission, you will not end up spending more for marketing your home by yourself. You have to do some computations and you will see whether it is best to sell your house with an agent or not.
